That neighborhood would have gentrified regardless of climate change. Miami's been gentrifying from the core of downtown out for 15 to 20 years, Wynwood being the most extreme example. My Catholic high school in Little Haiti actually closed 2 years ago so that the diocese could sell the land to developers.

They're certainly seen as equivalent by lots of Bay Area progressive types. I don't think they have to be though.

I try to avoid climate change stories as much as possible but I'm also often thinking about the whole question of: to what extent must one consider climate change in figuring out where to spend one's, say, 0-45ish years remaining on earth, and to what extent is it even possible to make decisions based on any real knowledge about where is going to have water/not be underwater, and to what extent should one give up because if the merde really hits the fan that way, being on desirable property after the collapse of civilization is not the most safe and stable prospect anyway.

5 reminds me I had intended to send in this USAID project mapping combined climate risk and political fragility. Frex. Links to folders full of maps; summary article. I haven't finished the report (PDF) because turgid AF. (They say they have their stuff in ArcGIS so why no awesome interactive web map huh? Lazy fucks.)
